What it does

A landlord with many properties gets one place to define each unit, its rent terms and its lease conditions, put a tenant against it, raise the invoice and watch it get paid. The tenant gets the other side: the property, the dues, the history and a way to pay from a phone.

Who uses it

Tenants pay rent, keep their KYC current and see their own history. The estate or leasing officer creates properties, assigns tenants and generates invoices. The senior officer sets the rent policy, the master data and who may sign in.

How it runs

The officer creates the property with its rent terms and lease conditions, the tenant is set up and completes KYC, rent is paid by any of several modes with reminders sent automatically, every invoice and outstanding amount is tracked, and reports are generated for the review that follows.

In government, and in a private business

For an authority or an estate body that leases shops, plots or sheds, the arrears list becomes a fact rather than a reconciliation exercise, and the lease terms sit with the property instead of in a file cupboard. Renewal and escalation dates stop being missed.
